Grosvenor launches eco-landmark Holbein Gardens
In March 2026, Grosvenor Property UK launched Holbein Gardens – a net-zero, premium serviced office space in central London – but needed high-quality content to properly showcase the space and attract potential tenants in a highly competitive market.
One launch day event quickly became a suite of trusted assets.
Initially commissioned to produce a single event video, we instead wanted to maximise on the event; developing a suite of assets designed to support an ongoing marketing campaign that had people at its heart.
As Flex by Grosvenor (the managed workspace providers) pride themselves on delivering their first-class service, it seemed only sensible to double down on the people-first nature in the video campaign.
Working with the ever charismatic brokers, estate agents, and launch attendees, we captured authentic interviews alongside cinematic coverage of the space – bringing in a genuine human element to high-end visuals that reflected the Belgravia space more wholly.
Marketing a workspace with a people-first approach.
The result was a set of 9 films, including hero brand pieces, testimonial content, and a cinematic website video – all delivered quickly to support immediate marketing activity. Assets were made bespoke for platforms to maximise effectiveness and reach further.
The content now acts as a long-term asset for Grosvenor – maintaining the credibility for such a respected name, but also now supporting leasing conversations and positioning the development in line with its premium offering. No point sticking space-saver tyres on a Ferarri!
